Paradigm Partners develops projects based on an investment strategy which maximizes yield while focusing on efficiency. Promising developments or acquisitions must possess present and future cash flow and appreciation opportunities, as well as have a competitive cash-on-cash yield and/or be an underperforming asset with above average upside. Each identified opportunity is evaluated with three exit strategies in mind:
- Identify a purchaser during the development/pre-construction phase of the project. Negotiate and execute a purchase agreement which triggers a sale at a predetermined price once specific development milestones are met.
- Develop, construct and stabilize the project while marketing it for sale. Sell the project on a 3-5 year investment horizon.
- Build and hold. Develop, construct and stabilize the project. Develop a strategy to hold the project for a long-term period of time, more than 5 years.
Our internal investment committee reviews each proposed acquisition and new development opportunity before development funds are committed. Interim communications are maintained through structured internal and external meetings and reporting.
